Shaping the future of Limmo Peninsula

Limmo Peninsula will be transformed from a long-vacant site in Canning Town into a new riverside neighbourhood shaped by community, connection, nature and play.

Ballymore and Places for London are in the early stages of developing proposals to reconnect this part of East London, stitching together Limmo, Canning Town and the River Lea for the first time in a generation.

We want local people to help shape these early ideas from the very start, ensuring the place reflects what communities need and want from Limmo.

About Limmo

Limmo Peninsula is set to become a new East London neighbourhood, delivering approximately 1,250 homes alongside approximately 500 student or co-living bedrooms in a well-connected riverside location just south of Canning Town station.

Shaped by its industrial past, its city location and relationship with the River Lea, the site sits between emerging and established neighbourhoods, busy transport routes and the water’s edge. Today, however, much of it feels cut off and difficult to access.

Our ambition is to transform Limmo into a connected, welcoming neighbourhood that feels fully part of the local community, with new routes through the site, access to the river, and almost half of the peninsula dedicated to green and open space. Shaped by nature and the riverside, the neighbourhood will provide spaces for play, informal sport, quiet moments and everyday interaction, helping to create a strong sense of community and belonging.

Bringing all of this together, Limmo will become a distinctive East London destination, one that integrates new homes with its surroundings, welcomes existing residents, and creates a vibrant, inclusive neighbourhood.
